We Buy House Fast – Comparing Your Options

If you are looking for details about short sales, this is the place to compare the option to foreclosing on your home and filing for bankruptcy.  When you decide to opt for a short sale, you will sell your property for less than what you still owe on your loan.  This often requires the approval of your lender, as they will be affected by the fact that you will come up short of what you owe them.  Either this will be the case or you will need to find alternate means of paying back your lender if they do not approve.  If you need a buyer, we buy house fast to help get you out of your predicament quickly.

If you were to choose foreclosure over a short sale option, your property would be seized by the bank.  In California, the lender has an even easier time of recovering your property since they need not involve the court system to do so.  This is called non-judicial foreclosure.  While foreclosure may seem like a relatively easy way to escape your mortgage debt and start over, you are not free from taxation on your forgiven debt.  In the case of substantial debt forgiveness, your tax liability could come to thousands of dollars that you are unprepared to pay.  We buy house fast and give you the chance to avoid these taxes if you make up the remaining loan to the lender.

Bankruptcy is another option that is available to people in your rough financial situation.  If you have refinanced your original loan, have an equity line, or other noteworthy debts you would like cleared, bankruptcy could seem very tempting.  However, this is a decision that must be deliberated over as the choice will remain with you for many years as you try to apply for loans in the future.  By selling your house fast to us, you can experience freedom from mortgage payments without the smear of bankruptcy on your record.  After all, we promise to we buy house fast through secure and confidential means.

If you are debating between any of these options, you must know that selling your house fast is an easy process that can be completed in a few short weeks and free you from your mortgage payments.  No matter the reason behind why you need to sell, we buy house fast and allow you to move on.

Short Sales – Becoming a Real Estate Investor

Short Sales – Becoming a Real Estate Investor

Are you tempted to move into estate investing?  If so, there are many things about short sales that you may not be aware of.  If you have conducted any research on the topic, you have undoubtedly heard of the concept of profit margin that exists in this business.  This is an aggressive field, so you should prepare yourself for difficulties that can occur as you begin investing in the real estate market.

Did you know that you can use contract options to control a foreclosure on a property without making the purchase yourself?  Remember, however, that lenders also have control over these business dealings.  In the following cases, you may be forced to lower your bid or search for another source of funding.  Imagine a competing short sales investor like you offering a better deal.  The investor will be likely to take it because the last thing the bank wants is to get stuck with another loan that fails to deliver.  Therefore, if the rival buyer has a more solid form of funding, the bank is likely to choose them over you.

Learning from an insider is the best way to learn about short sales before you jump into the scene.  While not as visual and apparent as the stock market, a number of rules are still applicable.  First of all, facts travel swiftly in the real estate market, so you must be able to move swiftly to make a deal on a repossessed property before other investors like yourself do.  On the flipside, you could end up closing a sale that is not as lucrative as it appeared on the outset.  Look for markets with a high turnover rate.  Small shifts that mean a change in the standing of the property should draw your attention.  While the industry is fast-paced and difficult, at least you know that everyone else is dealing with the same level of uncertainty as you.

Despite the challenges in short sales, enough practice and gained experience can transform you into a proficient investor in the market.  As a beginner, you will likely fail to attract interest, but through time and by working with a mentor, you will quickly learn more details of how the industry works.  A competitive industry is one where you must work with the right kinds of people to be successful.  In this case, working with a real estate agent could provide a contact through which you can make the purchases that will act as the investments you have been seeking.

Short Sales – Becoming a Real Estate Investor

July 12th, 2010 · No Comments · Of Short Sale Interest

Short Sales- Get Involved In Real Estate Investment

If you are considering a move to real estate investments, you might want to get a little education before you get started. There are many things about short sales that you might not know, and many other topics that are of interest to you. You have likely heard about profit margins that are related to short sales if you have already started doing research, and this is probably what piqued your interest. Investing is very competitive and you need to make sure that you are prepared for everything that might happen, including complications, when you begin investing in real estate.

The best way to get involved in real estate is to learn from an insider who knows the market and the investing world. This isn’t nearly as visually dramatized as the NYSE, but there are plenty of rules that still apply to investments that you make. First, you have to be quick because information in investing travels very quickly. However, if you move too quickly, you might end up picking a sale that isn’t actually as profitable as it seems. The idea is to move quickly, but not hastily, when investing in real estate. Find markets with high turnover rates and regular changes of hands in property. Even though it’s a little confusing and fast-paced at first, you are in the same boat as everyone else when you get into short sales.

You can easily use contracts to control foreclosures without actually having to invest in a property. Lenders do have power over the transaction that takes place, but this is an option. If there is a short sales investor that offers a better deal, like you, the bank will usually take it to avoid being stuck with another unpaid loan or another foreclosed property on their hands. Keep in mind that if a rival investor has a better funding solution, they will be picked over you most of the time. This could cause you to lower your bid or find better funding to win the deal.

There are plenty of hurdles that come with short sales, but the right practice and experience can easily turn you into a good investor within this fast-paced market. You won’t attract much attention at first, but over time you will be able to get more involved and become more successful in real estate investing. You need the right people, and a real estate agent is a great companion for starting your real estate investments on the right foot.

Stop Foreclosure – Methods to Look Into

May 9th, 2010 · No Comments · Of Short Sale Interest

Stop Foreclosure

– Methods to Look Into

Tough financial times today make it difficult for a growing number of Americans to hold onto their homes.  This is a devastating fact for anyone facing the possibility of foreclosure.  If you are distressed about your inability to pay the monthly mortgage, you must act immediately to reverse your situation and stop foreclosure.  You are certainly not alone in your efforts to prevent losing your home, and the help you need is available today.  There is not a one-size-fits-all solution to stopping foreclosure.  Experienced real estate agents today have several options to provide struggling homeowners.

If your property is not yet at an upside-down status, you are in a definite situation to be able to stop foreclosure.  When a property is upside-down, the owner owes more on the home than they could sell it for on the current market.  The services of real estate agents are the most capable of handling difficult situations before a property reaches such a predicament.  The first method for avoiding foreclosure is to sell the home before the loan company can get a court ruling that pushes you out.  An experienced real estate agent can work to get your home sold fast and get you into a location where you can handle the size of payments.

Even if your property is upside-down, selling your home can at least help you pay off your balance.  It is impossible to completely pay it off with the money you earn from the selling of your home, but it is better than losing possession of your home with no sale at all made in your name.  Another option to stop foreclosure, however, is to rent out your home to a short-term tenant who pays you a reasonable amount for rent.  This turns your condition into a win-win situation, where you retain your residence while helping someone else who may be struggling to afford their own home to have a place to stay for less.

“Subject to” is another method to stop foreclosure in which the homeowner finds an individual to take over payments for a time.  The mortgage remains in your name, but the person makes payments in your behalf.  A dedicated friend or loving family member may be willing to extend this benefit to you.  There is an amount of risk in this method, so be sure you completely trust the person making your payments.  For more methods and details about those listed here, take advantage of a no-cost stop foreclosure consultation today.

Your Mortgage: When To Walk Away

April 3rd, 2010 · No Comments · Of Short Sale Interest

Your Mortgage: When It’s Time to Walk Away
The San Francisco Chronicle recently posted a story that is a true sign of the times, “Your Mortgage: When To Walk Away“. Walking away and stating new is not so bad as many large corporations are doing so as the math is simple. Why should individuals be any different? If we ran our lives like a business would it make sense to stay in a mortgage that is out of control and not in line with the current  market? Of course not so there comes a time that we must take a step back and rethink our position in our real estate and consider what is the best move for ourselves and our family.

If the Mortgage Bankers Association can default and walk away from their headquarters, Tishman Speyer Properties defaulted on $4.4 Billion, actors such as Brian Austin Green of Beverly Hills 90210 fame have stopped making payments then perhaps one must look at their position and see what makes sense.

The article begins by warning that not paying a mortgage is a move that should not be taken lightly and it should not, this is not a light matter and could have serious implications. Read the article here.

Loan Modification Not Working?

March 26th, 2010 · No Comments · Of Short Sale Interest

Loan Modification Not Working?

No one wants to lose their home, period. After all this is our dream home, we raise family here, we invite extended family and friends over for the holidays and on Sundays to watch football. But are we living in a house of cards? Is the writing on the wall but we fail to heed the inevitable for our blinders?

A Loan Modification is a great way to stay in your home, but only if the bank can get it right and modify your loan. They are reluctant to modify the loan balance, they are hesitant to modify the interest rate, after all they don’t want to lose any money. But as long as we keep our payment current the bank knows that we can keep the principal, rate and terms they dished out.

The HAMP program is here to make homes affordable! It’s an easy formula, simply take all of your monthly gross income and multiply it by 31% this will give you the amount that your mortgage must be to meet the criteria for a modification. This is assuming no other debt such as car payments, credit cards etc. If you do have a $400 a month car payment then you must bring in an additional $400 a month gross income to maintain that 31%, ditto for credit cards, etc.

If you run the numbers and you fit the criteria than you are a prime candidate for a loan modification. So lets say my wife and I gross $12,000 a month. This means that my mortgage payment can not exceed $3,720 per month.  If I were to get a 5% interest rate my loan amount would need to be $625,906. If I have a jumbo loan say over 1 million dollars on a home I must ask myself will the bank modify my loan to $625,906? If not, then now is the time to think about plan “B”. The sooner you begin plan “B” the sooner you are working towards plan “A”.

Plan “B” is seriously giving a short sale a consideration. Not commit, but to speak to someone that can guide you and explain to you all of your options.  Get your FREE REPORT to save your home from foreclosure at our site.

California expands $10K buyer tax credit

March 26th, 2010 · No Comments · Of Short Sale Interest

The state of California has re-established and extended a $10,000 homebuyer tax credit.

The new law, AB 183, signed today by Gov. Arnold Schwarzenegger, allocates $200 million to the credit for homes purchased between May 1 and Dec. 31, and between Dec. 31 and August 1, 2011. That’s twice the amount allocated to a similar credit passed for purchasers of new homes last year. Those funds were quickly depleted and builders have been asking for the credit’s return ever since. Obama Fails American Homeowners

March 25th, 2010 · No Comments · Of Short Sale Interest

Obama Fails American Homeowners

Today the Washington Post announced that the Obama administration has essentially failed in helping out American Homeowners with the highly touted Making Homes Affordable program. The Treasury Department initially said the program would reach as many as 4 million struggling borrowers. But a report issued on Tuesday claims the Treasury Department is now expecting that number to drop to 1.5 – 2 million homeowners.

The Obama administration launched the program that was to tap $50 billion from TARP and another $25 Billion from Freddie Mac and Fannie Mae, the mortgage financing companies. But so far fewer than 200,000 borrowers have received permanent loan modifications.  In a recent report the Congressional Budget Office says only $31 million has been spent and expects only $20 Billion of the TARP money to be used.

The administration is now encouraging borrowers to consider short sales for homes that are over leveraged. Read it here from The Washington Post.

Loan Modifications are not a realistic alternative to short sales.
